Crawl Spaces, Attics and Shops: Insulation for Shawnee and Pottawatomie County

Shawnee is the Pottawatomie County seat, roughly 35 to 40 miles east of Oklahoma City along I-40. Its older homes near downtown, the rentals around Oklahoma Baptist University, the newer subdivisions at the edges of town and the acreages out in the county each call for a different plan, and we schedule our trips out here rather than pretending we are around the corner.

A quiet street of early and mid-1900s one-story frame and brick homes with front porches, raised slightly on pier-and-beam foundations under large shade trees.

The Homes and Buildings in Shawnee

The blocks around downtown Shawnee hold a good share of houses from roughly the early to middle 1900s, frame or brick, and a lot of them sit on pier-and-beam foundations over a crawl space. In those homes the floor is often the weak spot people overlook. Vented crawls breathe in muggy summer air, the ground cover is torn or missing, and the ductwork running under the floor sweats and drips onto the joists. Upstairs, the attic usually has whatever was blown in decades ago, now thin and pressed flat around the hatch. Older wiring is another reason to go slowly: before any closed wall is filled, an electrician should confirm nothing live and outdated is hiding in the cavities.

Closer to Oklahoma Baptist University, many houses have become rentals. Landlords there tend to want durable, low-maintenance upgrades: a sealed attic floor with a deeper blown layer, a crawl space that no longer smells musty, and supply ducts that stop sweating. Finish work that a tenant can damage in a year is usually not the right spend. On the newer side of town, subdivisions built on slab with attic HVAC behave much like suburban homes in the metro, where the problems are specific rather than wholesale, such as a hot back bedroom, a crushed spot over the air handler or ducts with gaps at the boots.

Past the city edge, rural Pottawatomie County is a mix of site-built houses on acreage, manufactured homes, metal shops and barns. Steel roofs that bake all afternoon and drip on cool nights, belly wrap torn under a manufactured home, and farmhouse attics that were never brought up to modern levels are the common calls out there.

Neighborhood Notes

Downtown-area older homes

Early-to-mid-1900s frame and brick houses, many on pier-and-beam. The order of work is usually the crawl space first, with a sealed ground liner and duct sealing, then attic air sealing and a top-up. Walls wait for an electrician’s check.

OBU-area rentals

Houses near Oklahoma Baptist University that now rent to students or staff. Durable upgrades such as an air-sealed attic floor, insulated ducts and a cleaned-up crawl make more sense than cosmetic work a lease turnover will undo.

Edge-of-town subdivisions

Newer slab homes with attic HVAC. These rarely need a full attic job. A hot room, a disturbed patch around the furnace platform or leaky register boots are the usual targeted fixes, and sometimes the honest answer is that the attic is fine.

Rural acreage houses

Site-built farmhouses and ranch homes out in Pottawatomie County, often with thin attics and later additions. Air sealing, baffles at the eaves and a blown layer toward R-49 are the core of it, with the crawl checked where there is one.

Shops and barns

Metal shops, pole barns and hay storage on county acreage. Closed-cell foam on the underside of the steel stops the dripping and slows the heat. Occupied work areas need drywall or an accepted coating over the foam, and livestock barns keep their ventilation.

Manufactured homes

Single- and multi-section homes in and around Shawnee. Bottom board repair, a re-insulated belly and protected water lines are the typical work, with access panels and heat-taped lines left clear.

Permits in Shawnee

Authority having jurisdiction: City of Shawnee

For addresses inside the city limits, the City of Shawnee is the building permit authority. Insulation that is part of a permitted addition, remodel or new home is covered by that permit, and whether a stand-alone insulation retrofit needs one is the City’s call. Properties in unincorporated parts of the county go to Pottawatomie County instead, so check with the county for those addresses. A Shawnee mailing address does not always mean the property is inside the city, so it is worth confirming before work is scheduled.

Insulation in Shawnee: Questions

Shawnee is a long way from Oklahoma City. Do you actually come out for one house?
Yes, but we plan the trip instead of dropping by on short notice. We usually look at the house first, then set an install day with the right material and equipment on the truck so the job is done in one visit where possible. We will tell you honestly when we can get there. If your project is very small, such as one attic hatch, it may make sense to combine it with other work on the house so the trip is worth it for you.
Our older Shawnee house has cold floors in winter and a musty smell in summer. Where do we start?
Start underneath. Cold floors and a musty smell in a pier-and-beam house usually point to the crawl space: a torn or missing ground cover, open vents pulling in humid air, and ducts sweating onto the framing. Depending on what we find, the fix ranges from a new ground liner and duct sealing to a full encapsulation with foam on the walls and rim joists. Any drainage problem comes first. If you have a termite contract, read it before foam goes on the foundation.
Is it worth insulating a rental near OBU, or will it just get damaged?
It depends on where the insulation goes. Work in the attic and crawl space is out of a tenant’s reach and tends to last, and it cuts the complaints about hot upstairs rooms and high summer bills. Work behind finishes, such as filling walls, is more disruptive and harder to justify on a rental unless the walls are already open. If the house is due for a roof or a remodel soon, it is often smarter to wait and do the insulation at the same time.
